Home Exterior:

• Walk the perimeter of the home and check the overall condition, erosion, signs of water leakage, or drain issues
• Check landscaping for potential problems. If issues arise, we can notify landscapers so corrective action can be taken
• Check windows, screens, and doors for any damage and/or signs of intrusion
• Check the mailbox, forward any 1^st class mail, remove newspapers, mailers, and fliers; this also makes the home appear lived in
• Check exterior walls and trim for visible signs of cracks, water damage, and maintenance issues
• Check the garage, open and close the garage doors
• Check exterior lights, replace bulbs when necessary
• Check any pool or jacuzzi for issues and ensure it is secure
• Check any fencing and ensure it is in good repair and secure
• Check for any pest, varmint, or insect issues
• Check decking and walkways to ensure they are clear and in good order
• Turn on the sprinkler system or water the yard as requested

Home Interior:

• Visually check the overall condition of the home
• Visually check for signs of water damage and leaks on ceilings and around windows, doors, toilet, sinks, showers, and appliances
• Visually check for any mold or mildew
• Check the electric panel for potential tripped circuit breakers
• Check the refrigerator and freezer and adjust settings as needed
• Run the garbage disposal, dishwasher, washing machine, and dryer
• Reset clocks as needed
• Flush all toilets and run all faucets, checking for leaks
• Ensure all doors and windows are secure
• Visually check for signs of rodent, insect, or animal invasion
• Visually check decks for water pooling and /or rot
• Check the HVAC to ensure the humidity and temperature are at the correct and desired settings for the season
• Turn the main water supply and hot water heater on or off, depending on the time of year and your scheduled return

Our Basic Services are offered at base rates and are determined by the size of your home, the time it will take to reasonably complete the visual inspection, and the number of visits required per month.  We can customize services to fit your needs.
